Why Topsail

Estimating shaped by real residential construction experience.

The goal is not to produce a black-box number. It is to give you a practical, reviewable breakdown with assumptions, exclusions and trade scope visible so you can make better decisions.

Initial local focus: Sneads Ferry, Jacksonville, Holly Ridge, Surf City, Hampstead and Wilmington, North Carolina. Plan-based work can also be reviewed outside the immediate area when pricing data is appropriate for the location.

TransparentSupplier quotes, contractor quotes and estimating allowances are labeled separately.
PracticalReports are built for purchasing, budgeting and conversations with trades.
CarefulMissing dimensions, engineer-dependent items and unclear scope are flagged instead of guessed silently.

FAQ

Questions before you upload plans.

What plans should I send?

Send the foundation plan, dimensioned floor plans, elevations, sections, roof plan, structural details, door/window schedules and finish specifications when available. Incomplete plans can still qualify for a Budget Snapshot.

Are your numbers contractor bids?

No. Unless a line is specifically labeled as a current supplier or contractor quote, pricing is an estimating allowance for planning. Final construction cost should be confirmed with written trade and supplier quotes.

Do you provide engineering or structural design?

No. Structural design, engineered headers/trusses, code design decisions and sealed drawings remain with the appropriate licensed design professional.

How long does an estimate take?

Standard work is typically targeted for 3–5 business days after complete inputs, confirmed scope and deposit, subject to current capacity. Complex or incomplete plans may take longer.

Can you price just one trade?

Yes. Single-trade takeoffs or estimates are available when the scope is clearly defined. Starting fees typically range from $199 to $349.

Can I send revised plans later?

Yes. One clarification round is included. Changed plans or added scope are billed separately, typically at $75/hour with a cap agreed in advance.
